STATEMENT ON COUNCIL’S DECISION TO REJECT FOUR UNITS AS-OF-RIGHT

Windsor is in the middle of a historic affordability crisis driven in large part by the cost of housing in our city. Windsor has a lack of housing supply and choice on the market and that is a major factor contributing to the high prices young families, seniors and new Canadians are facing. This problem is only going to get worse as Windsor experiences an economic resurgence driven by major investment in automotive manufacturing in our region.

The Windsor-Essex County Association of REALTORS® (WECAR) is disappointed with Windsor City Council’s decision last night to not move forward with rule changes that would permit four residential units as-of-right on properties zoned for single-family homes. Permitting four-units as-of-right is a common sense policy proposal that would encourage more infill gentle density, increase housing options and provide more affordable units in our city. When so many cities across Canada are moving ahead with four units as-of-right, council’s decision last night is a step in the wrong direction on housing affordability. Last night’s decision also means our city will likely miss out on $40 million in desperately needed funding from the federal government.

Windsor is experiencing an economic resurgence. We need new and affordable housing to meet current and future demand. We urge council to revisit four units as-of-right in the New Year. Now is not the time to cave into NIMBY forces. Now is the time to lay the groundwork for a prosperous Windsor where all families have a shot a finding an affordable home.
